Instructions & Preferred Terms:

  • The sellers are seeking a quick closing with minimal contingencies.

  • Deposit: Must be made within 5 days of the completion of Attorney Review.

  • Inspections: To be completed within 7 days after Attorney Review concludes. Limiting inspection requests to major structural, mechanical, or environmental issues will be viewed favorably.

  • Mortgage Commitment: If there is a mortgage contingency, commitment must be secured within 14 days of Attorney Review completion.

  • No Home Sale Contingency

  • No Escalation Clauses

  • Please confirm that the buyer has no outstanding offers on any other property

  • Please provide contact information of the Buyer’s Attorney and confirm he/she is ready to start AR

  • Proof of Financial Qualification:

    • Submit a Pre-Approval Letter stating "not contingent upon the sale/rent of any real estate", or

    • A Proof of Funds (POF) letter from a financial institution or advisor.

    • Waived or Guaranteed Contingencies: If the buyer is waiving or guaranteeing contingencies (such as mortgage or appraisal), this will be viewed favorably. Please include this in the provisions section of the contract and provide proof of funds covering: down payment, closing costs and additional funds for any potential appraisal shortfall.
